Every build is different, so a real price always comes after a site visit. The figures below are honest starting points for straightforward projects.

Notes on pricing
Prices exclude VAT and any off-site work (e.g. planning drawings, structural calcs). Most garden rooms under 2.5m in height don’t need planning permission, but we’ll check before we quote.
We don’t ask for large deposits. Payments are staged against visible progress on-site, and the final payment is released after a full walk-through with you.
Quotes are written, itemised, and honoured. If something changes during the build, from your side or ours, we agree it in writing before any extra work starts.
Three stages,
from ground to handover.
Every garden room we build follows the same three stages. Here’s what each one involves, and roughly how long it takes.
Groundwork & base
We clear and level the site, dig foundations, and lay a level reinforced concrete base.
Frame, shell & cladding
Structural timber frame goes up, followed by roof, insulation, vapour barrier, external cladding and first-fix electrics. The room is weather-tight and locked up by the end of this stage.
Fit-out & finish
Second-fix electrics, plasterboard, flooring, doors, skirting and decoration. We clean the site, walk you through every detail, and hand over the keys.
